My role is to know your neighborhood / market trends, to make sure that your home is in a position to compete with all the other listings in the market. I am there to advise you on pricing strategy and how to market your property to ensure that you get maximum exposure, and negotiate the best possible deal for your home in the shortest possible time.

Then I will give you a listing presentation and explain my professional marketing strategy catered for your home, and many other variables that can affect your homes value. You will get a detailed Comparative Market Analysis (CMA). Which outlines Sales in your neighborhood in the past, and homes that are currently for sale. Then using the CMA, current market statistics and knowledge of your neighborhood I will help you set a price for your home.
 


What should I do before selling my property?

  • Keep the lawn neat & trimmed mow the lawn regularly, cut branches from trees and shrubs if any that are hanging or in the way.
  • If you have a garden to show off plant some exotic attractive flowers
  • Keep the pedestrian sidewalks around your property clean and your entrance to your house to the front door clutter free.
  • Do minor renovations that need to be done inside and out, if needed find a handyman or landscaper to help you bring life to the exterior of the home.
  • Pressure wash mold and mildew from drive way and around the house
  • Fresh coat of paint in / out if needed will be inviting to prospects
  • Keep garbage outside neat in one corner
  • Clean gutters repair so they are not leaking when raining.

  • Keep all stairways and hallways clear easy to walk
  • Have a good circulation fresh Air in the house and in rooms open the windows slightly
  • floors, rugs, hard wood should all be cleaned and vacuumed
  • dust around the house, keeping windows clean, mildew free ledges & cleaning blinds or drapes depending on what is the window fixture.
  • Keep the kitchen organized, stacking items neatly, clean your fridge/freezer throwing away outdated food.
  • Paint walls if needed, fill cracks, fix squeaks, inspect closets in rooms if your wood work is outdated consider minor redecorating

  • Walk around make sure there are no drips from faucets
  • Check bulbs & wiring making sure they are sealed and working
  • Check furnace / plumbing is it running up to date if not find a plumber, electrician, or handy man, general contractor to help you.

“Bathrooms & Bedrooms Make Em Shine”

  • slippery rugs or mats take them out if you need one place a rug mate under mat find at local store ( homedepot etc )
  • Check for damages on tiles in tub, clean caulking or re do if necessary.
  • spice it up add new mats display your best towels anything to give it a fresh look.
  • keep the shelves if any organized and neat don’t over crowd and clutter with un necessary items as that could make your bath room feel & look smaller to prospects.
     
  • Bedrooms time to take out all those unwanted furniture and stacks of old clothes from the closet and donate it to charity
  • create a spacious look, paint, re arrange so things are not in the way, add new bead spreads, pillows, use bright or warm colors, clean all light switches and bases, you want to sell this feature as prospects want to imagine themselves in that room so make it as inviting as possible.
  • Keep all wires and extension cords neatly and if wires are all over the place re set them by tying then together neatly.
  • If you have space in your home such as storage and an attic etc make use of it’s selling feature clean it and get it ready so prospects can see the advantages of storage your place can handle.

    Make a list and do a walk around from the garage to the entrance to the living room, dining room, bedrooms, bathrooms, outside front yard to back yard!
     
  • Lighten up at night; turn on the lights inside and outside when showing your home in the evenings. It will make prospects feel welcome and give your home a easy feeling.
