Get a Mortgage Pre Approval before Anything, what’s the
benefit:
This is a smart thing to do by being pre approved you can
shop with confidence knowing that the biggest hurdle in home
buying has been taken care of ahead of time. It not only
helps you determine what you can afford, as well it will
narrow your search parameters and present a stronger
purchase offer as a buyer in competing in similar offers.
You will find any credit problems that have to be addressed
if any, and the interest rate is locked in for a period of
time if the rate should rise. (Depending on Financial
institution). Most lenders will reduce their interest rate
so why not bargain “you have nothing to lose” how
much the rate is lowered will depend on how much business
you do have with the institution. After contacting your
local banks & credit unions another option is sitting down
with a Mortgage broker who will help you find a lender &
find the right mortgage package tailored to your needs.

Location, Location,
Location
Make a list with first, second and third choice. For example
access to public transit, schools, supermarkets, shopping,
recreation centers, all amenities, parks, view, direction
facing south, north, east, west these are some factors in
maintaining or increasing home values in Neighborhoods. All
property does not increase equally in all neighborhoods.
Quick ideas in coming up with preference list.
There are several issues to consider these are some to start
with!.

- Neighborhood
- Direction – North, South, East, West
- View ( Is this important for you or not)
- Transportation
- # of Beds & Baths (Min to Max)
- Square Footage
- Garage single or double
- Amenities
- Exterior
- Age of property

Rate the houses
as you tour them
After touring each home develop a rating grid so u can list
the one you liked the most and compare all other houses to
it, then if you get a new favorite use the new one as your
new standard. This will help you narrow down your search
after viewing multiple houses & ask your Remax Associate
to arrange showings and to keep an up to date track of all
the properties you will be seeing.
Make a note of the “condition” has the property been
well cared for interior & exterior?
Take in consideration of repair and replacement costs if
they seem excessive you might want to keep looking or if you
still want the house you can ask the seller to make some
repairs, or negotiate a lower price “the cost of repairs
should be considered when making a final offer”.

Consider having
a Home Inspection
Finding a Reputable Inspector can be time consuming

Completion
Once your offer has been accepted, your associate will guide
